How often should I refinance?

Rather than refinancing after four or five years and using equity to fund more deposits, there’s no reason why you can’t revalue your portfolio every year to access the equity available. Of course, this only works if there’s been a growth phase: In a flat market you have to stand still.

The advantages of a property portfolio rather than a single property

Having a personal property portfolio combines the advantages of buying property with the advantages of having a share portfolio. You have the capacity to build up a diversified portfolio through acquiring many smaller assets to gain income and capital growth from multiple sources.

Even if there is short term volatility in the market and one property doesn’t grow or suffers a temporary setback, it will still add to your assets and your wealth will still grow.

Accountants: A Valuable Asset

Working with an accountant is crucial if you are endeavouring to purchase an investment property.

Accountants can calculate a sensitivity analysis to ensure that your investment strategy will work, despite possibility of economic whims, and they can also calculate how much cash you may need to hold your portfolio in the short term.

Many property investors purchase under a company or trust structure because it provides asset protection and more flexibility to move profits and losses between partners. It costs a few thousand dollars to set up a company and trust structure, which is a small price when considering a $500k property doubling in 7-10 years to produce a $500k capital gain. Any tax savings will more than outweigh the small setup costs.

However, it is important that your accountant is a property investor; otherwise they won’t be able to comprehend the complexities of what you are trying to achieve.

“In the last few months I’ve interviewed all the heads of the top property research firms in Australia (incl. BIS Shrapnell, RP Data, Rismark Intl.).  Their common belief is that if you want long term high capital growth then you should stick to median priced properties ($500-750k) in the blue chip suburbs located 2-15km’s from the major cities. Sydney prices are the closest they’ve been to the other cities and so it’s thought that Sydney might well grow even more to get back to it’s previous gap. This buying strategy is more of a guaranteed wealth strategy than trying to pick the next best thing that then goes flat for a decade.”
